Through a joint venture framework agreement with Manchester Metropolitan University, Unite Students has been granted planning permission to increase the quality and quantity of student accommodation on the university's All Saints Campus.

The redevelopment of Cambridge Halls will provide 2,302 student bedrooms to help to meet the university’s growing student housing needs, by delivering new student accommodation alongside community uses such as health and wellbeing spaces and retail.

Next steps

From Monday 9 February 2026, the main demolition and construction work will begin. A temporary traffic regulation order (TTRO) will come into effect and the section of Cavendish Street passing through the Cambridge Halls site will be closed to the public and remain closed throughout the construction period. This will reopen once the development is complete, scheduled to be in September 2030.

Pedestrian and cyclist routes will be diverted, with access to Boundary Street West via Higher Cambridge Street. Diversion and wayfinding signage will be in place for the footpath and temporary cycle route for the duration of the construction. Ensuring connection and public access through All Saints campus to the Oxford Road Corridor, public transport links and the city centre are retained.
